The Chapter House

Renting a Brick and Mortar Space (rental lease review)

Lease review

Posted July 20, 2023

Background & Context

Since incorporating in 2020, The Chapter House has hosted pop-up events at rented or sister spaces across Los Angeles. We now have the funds to rent a space of our own to host our workshops, exhibitions, and other community events. We're excited to take this next step but want to make sure that we're entering an agreement with eyes open.

Immediate Problem

We need general advice moving forward. We also currently have a lease that we need reviewed by a lawyer before signing.

Work & Deliverables

We're currently looking to rent a physical location in Los Angeles to serve as The Chapter House (TCH)'s permanent space. We need a lawyer who can offer legal advice about what steps we should take to prepare, drafting LOIs, and reviewing leases before signing.

Project Plan

Preparation Phase

  • Intro call with attorney

Collaboration Phase

  • General advice
  • LOI drafting and lease review

Wrap Up

  • Complete final check in once lease has been signed

The Chapter House

The Chapter House is providing a space for Indigenous Peoples and allies to appreciate art, convene and collaborate, celebrate individual and shared Indigenous cultures, and explore the complexities of the 21st Century Indigenous experience. The Chapter House is a space for Indigenous empowerment and community, but all who share a desire for universal empowerment are welcome here. Founded in 2020 at the beginning of the COVID-19 pandemic, we started entirely online. From September 2020 to September 2021, we hosted virtual panel discussions, artist lectures, poetry nights, concerts, film screenings, weaving demonstrations, community arts nights, and an online exhibition featuring works from 45 artists. In October, we held our first in-person events at our month-long REZidency on Tongva Land (so-called Los Angeles, CA) where we held wellness and empowerment workshops, weaving and beading workshops, and live music and poetry performances. Our goal is to open a permanent space on Tongva Land and on the Navajo Nation to reclaim space for Indigenous Peoples and allies/accomplices to create art and build community year-round.
